Reservations
When is check-in/check-out?
Check-in is at 1PM EST for RV and Tents.
Check-out is at 11AM EST for all guests, regardless of accommodation.
What is your cancelation policy?
We offer our “Peace of Mind” rate, which, with 72-hours notice prior to your arrival is fully refundable and less than a 10% cancellation fee except during holiday periods. In addition, we also offer our “Best Available” rate, which is set in stone with no changes or cancellations. You will be given the option to choose between the two rates at the time of booking.
Do you have to pay the deposit in full?
Yes, we require deposits be paid in full prior to arrival for long-term stays. For short-term stays, your reservation will be paid in full and we do not require a deposit.
Do you offer discounts?
We strive to offer a fair price for a premium product, and therefore do not offer discounts. If you are interested in staying for an extended period of time, we offer special rates for these stays.
Do you offer long-term rates?
Yes, we offer several rates that provide great value for our long-term guests!
ANNUAL RATE – Ever consider using your RV as your Mountain Home? Choose a site that we have set aside for you to rent all year and come and go as you please.
SEASONAL RATE – We offer both 3- and 6-month Seasonal Options that are extremely affordable.

Is there a minimum night stay requirement?
Only during holidays and car shows, there is a 3-night minimum and all reservations are non-refundable: Memorial Day, 4th of July, Labor Day, Spring and Fall Rod Run.
Do you sell spaces?
We do not sell RV Sites or Tent Sites.
How do I request a specific site or area?
Please give us a call at (865) 446-1500 and we will do our best to accommodate your request.
Why can't I pick my site? / Can I pay to pick my site?
In order to provide plenty of space for all of our guests, we do not allow you to select a specific site number. If you have a specific area in mind, please call us at (865) 446-1500 and we will do our best to accommodate your request.
Do you have "Buddy Sites"?
We do not have buddy sites at our resort. Please call the resort Front Desk directly at 865-446-1500, press 2 to speak with an agent to request to be close to other members of your party. Requests are not guaranteed.
Do you have a pricing sheet on your website?
No, we do not. We offer dynamic pricing which updates in real-time. You can reserve a spot online at 24/7 online, or Monday-Friday 9am-5pm EST by calling (865) 446-1500.
Is it pet friendly? What breeds?
Yes, we are a pet-friendly property (dogs and cats only). Please visit our Pet Policy page for complete details.
Do you offer RV storage?
No, we do not.
Is there an RV age requirement?
We’ll make an exception if you can send a photo of your rig beforehand.
What happens if I am going to arrive at night?
Guests who arrive after 5pm (EST) will find their Arrival Packet located in the Late Arrival Boxes next to the main entrance of the Lodge. A detailed Map, instructions/rules regulations and door/wifi passcodes are located with this packet. There is also a Late Arrival Emergency number located on the packet envelope.
Can I still get welcome package if I arrive late?
Yes your packet is left in our Late Arrival box to the right of the front doors of the office
Are there "back roads" that get to your resort faster?
Please refer to your Arrival Confirmation Letter for driving directions. It is very important that you read these instructions as many back roads are very dangerous for trailers and large RV’s.
Are you affiliated with Thousand Trails?
We are not a member park of Thousand Trails, but we are a Destination Campground which means you do not have booking windows or other limitations. If you book directly with RVC and provide us with your Thousand Trails membership number, we can offer a discount on your stay depending on the time of year you book. Certain blackout dates apply that cannot be used with a discount on your stay such as holidays. Please call for more information.
Accommodations
What kind of RV sites do you have?
We offer both back-in and pull-through sites on level concrete pads, some offering waterfront views.
Do the RV sites have picnic tables?
Yes, our RV sites come complete with picnic table, grill, and fire ring at each site.
Do tent sites have water/electricity?
No, our tent site come complete with a picnic table, grill and fire ring. Non-Potable water is delivered to your site at the time of arrival. A generator may be rented for an additional fee. Please contact the resort front desk to inquire. Restrooms and Showers are located at the main Lodge.
Can I bring my own grill?
Yes, guests may bring their own grill.
Do you have a dump station?
Unfortunately, we do not have a dump station on property.
Can I bring up a tent or pop up camper?
No. We are sorry, but additional tents or pop up campers are not allowed on the RV sites. One tent per site.
Amenities
When is the pool open?
The pool is open from April 1st to October 31st. Weather-permitting, we will open the pool prior to April 1st. The Outdoor Hot Tub is open year-round.
Is the pool heated?
Yes, the pool is heated.
Do you offer golf cart rentals?
Yes, we offer golf cart rentals for $60 per day. Guests are also welcome to bring their own (limit one per RV site).
Is there a trolley service nearby?
There is a Trolley Stop located at the Apple Barn (approximately 15 minute walk).
Do you sell firewood?
Yes, firewood can be purchased in our retail store, located in the lodge. Outside Firewood is NOT permitted due to USDA Regulations.
Can I fish at your property?
Yes, guests may fish and kayak in the river that runs alongside our property. A valid Tennessee Department of Wildlife fishing license is required for ages 13 and older. These can be purchased online and from various retailers around town.
What kind of fish can you catch on property?
We have seen a good bit of trout and bass
Can I bring my ATV or SxS?
We do allow Side x Side’s but not 4 wheelers. Tennessee requires that they are street legal to drive on the roads outside of the resort. There are a lot of trails as a lot of people take side x sides to the National Park since it has so much to offer but most of those are paved/gravel roads.
