FAQs About Site Types:
- Why do you charge different prices for your RV sites? We basically have three different types of RV Sites and some offer different advantages than others such as less neighbors, more privacy, location, larger outdoor living area, etc. Because of these physical attributes, some are more sought after than others and are more “popular” and we charge a slightly higher price for each.
- What is your least expensive Site Type? Our Executive Site Type is our least expensive site type. The best way to define this type of site is that you will have a “neighbor” on each side of your site.
- What is the difference between an Executive Site and a Premium Site? The main difference between a Premium Site and an Executive Site is that it may be located closer to some of our key amenities but the most significant difference is that you have one less neighbor (typically on the drivers side) of your RV when you park it on the pad. You do get extra “real estate” or “yard” to spread out into, but it is not on the side of your RV where you naturally live and entertain outside.
- Why should I spend so much more on a Premium Plus Site? We know from past guests that like additional space that our Premium Plus Sites are the most requested sites because they have so much extra space to use and enjoy. These sites also provide you with the best privacy on the entertaining and outdoor living side of your RV. If your camping experience demands that you have more room, then this site type will afford you the most space to enjoy outside of your RV. If you want a big yard for games like cornhole or want to eventually build an Outdoor Kitchen or larger deck, this is the site type you would want to choose.
- Are the sizes of the concrete pads different on any of these site types? There are not significant differences in any of the sizes of the Level Concrete Pad that your RV will be sitting on. All of our RV sites will be built with concrete pads that measure 20 feet in width and 65 feet in length with a concrete patio area as well. Our sites can accommodate the largest RV’s available for sale and have ample space to park two vehicles side by side in the front of your RV.
- Are the sites Full Hook Up? Yes, all sites, regardless of price, are equipped with the following: Electric – 20/30/50 Amp Connections, Water – usage is included in the price of your site fee, Sewer – usage is included in your site fee
- Picnic Table? Fire Ring? Charcoal Grill? – Yes, Yes and Yes! These amenities at each site cost extra for us to put at each site, but we believe that by including them sets us apart from our competition. We believe that dining at a picnic table, family BBQ’s and gathering around a fire and making S’mores are critical elements of the camping experience and we want everyone to have the essentials necessary to enjoy the outdoor lifestyle without having to “think about ” it.
- Do you have Pull-Through Sites for Seasonal Campers? Yes, but not on the side of our resort that we have reserved for our Seasonal Camping Guests. We have designed our resort with two distinct areas; one for our Seasonal Camping Guests and one for our Nightly, Weekly and Monthly Guests. We do have Pull- Through Sites available just across the street from our Seasonal Camping area and if you need one we will happily allow you to choose the perfect Pull- Through site for your Seasonal Camping experience. By the way, we will be adding Pull-Through Sites on the Seasonal Camping Area when we build out Phase II of the resort.
FAQs About Pricing:
- What is the Site Lock In Fee? This is an optional fee for you to “lock in” a specific Site # before you begin camping with us. This is especially helpful if a guest wants to be located in a specific area of the resort (near the pool or bathhouse) or if they are choosing sites because they would like to be next to or near family/friends. This is highly recommended if you need 2 or more sites next to one another or if you would like a Premium or Premium Plus Site which are limited in number.
- What if I do not want to pay a Site Lock Fee? If you do not want to choose a specific site and “lock it” you will simply select a seasonal site from our available inventory at the time you arrive at the campground. No guarantees that we will have your “perfect site” that checks off all of the important factors for you. If your camping experience is more meaningful when you camp side by side with your family or friends, we may or may not have two sites side by side when you arrive.
- Do I have to pay the Site Lock Fee every year? Absolutely not! This is a one time fee and once you lock in your site(s) it is yours until you choose not to stay with us any longer.
- What is the Security Deposit? The Security Deposit is a one-time fee that we charge and is essentially a deposit in the event that you cause damage to your site. If you choose to no longer be a guest, we will inspect your site together before you leave and if it is in the same condition as it was when you started with us we will gladly refund your Security Deposit. Unfortunately, based on past experience, we have had guests leave behind unwanted items, damage their site beyond reasonable wear & tear, etc. Getting things ready for the next guest to enjoy has been costly in such circumstances, sometimes more than the amount that we are asking for, but we wanted to keep this as reasonable as possible.
- What are the additional Adult and Child Fees? Our Seasonal Site Fee includes 2 Adults and 2 Children under the age of 18 living in their parents home. Some guests have larger families with more than 2 children or have adult children or In-Law’s, etc. that will be camping for more than ½ of the season with them. These additional fees are the most cost effective way to have them camp with you during the season.
- What if my children want to invite some friends for the weekend to camp with them, or if we have Adult Friends that want to come occasionally? No problem at all! We have Guest passes that you can purchase for the occasional weekend when you go above the 2 Adults and 2 Children. Based on past experience and to ensure that we preserve the ambiance of the resort for everyone’s enjoyment, we have implemented this system so that things don’t get out of hand. We want you to invite your friends and family to your “campground home”, but we want to avoid those who invite 30 friends for the weekend and we are not prepared!
- What type of Golf Carts are we allowed to bring? We do not have any restrictions on your choice of a gas powered or electric golf cart. Both are welcome! We will have golf carts for rent and ours are gas powered because we need to always have them ready to rent and sometimes guests do not want to wait for them to charge. We do have additional rules that will be enforced, such as staying on paved areas and no underaged or unlicensed drivers, but otherwise, we welcome you to bring your golf cart of choice.
- Why do you charge a Pet Fee? We love pets and being pet owners ourselves we know that they are part of the family. And from personal experience, we know that they can be expensive. The pet fee helps us to offset the cost of keeping the Pet Waste Stations supplied with bags, removing the waste from the station and unfortunately having to clean up occasionally behind an irresponsible pet owner.

- When does the Season begin and end? As a Seasonal Camper you can begin using your RV (weather permitting) when we open the resort each year in April and until the end of October/beginning of November each year.
- Can I leave my RV at my campsite all year? Yes, for no additional fee, at the end of the camping season, you are required to “winterize” your RV, but you can leave it on your site until the next camping season, unless you choose not to be our guest again for the next season. You will need to make that decision before October 25th of each year. You may not leave your rig at the resort over the winter if you are not a Seasonal Camper for the upcoming Season. This is better explained in our Seasonal Camping Agreement.
