Reservations

When is check-in/check-out?

Check-in is at 1PM EST for RV; and 4PM EST for Resort Cottages.
Check-out is at 10AM EST for all guests, regardless of accommodation.

What is your cancellation policy?

We offer our “Peace of Mind” rate, which, with 72-hours notice prior to your arrival is fully refundable and less than a 10% cancellation fee except during holiday periods. In addition, we also offer our “Best Available” rate, which is set in stone with no changes or cancellations. You will be given the option to choose between the two rates at the time of booking.

Do you have to pay the deposit in full?

Yes, we require deposits be paid in full prior to arrival for long-term stays. For short-term stays, your reservation will be paid in full and we do not require a deposit.

Do you offer discounts?

We strive to offer a fair price for a premium product, and therefore do not offer discounts. If you are interested in staying for an extended period of time, we offer special rates for these stays.

Do you offer monthly rates?

Yes, we offer monthly rates. In order to book our Extended Stay rate, please complete a contact form on our Monthly Rates page, or call us at (877) 436-5063.

Is there a minimum night stay requirement?

Only during holidays, there is a 3-night minimum and all reservations are non-refundable: Memorial Day, 4th of July, and Labor Day.

Do you offer annual rates?

We offer up to 6 months per lease for our extended stay rates, depending on availability. Guests can book multiple terms if available, with separate deposits.

Do you sell spaces?

No. Our sites are only available for rent.

Do you sell cottages?

Yes, we offer options for cottage ownership! Ownership is exactly what it means—true ownership of the unit (unlike a timeshare). This is a better, more flexible and more affordable way to have a second home—while you also benefit from rentals. If you are interested in learning more, please complete a contact form here.

Why can't I pick my site? / Can I pay to pick my site?

In order to provide plenty of space for all of our guests, we do not allow you to select a specific site number. If you have a specific area in mind, please call us at (877) 436-5063 and we will do our best to accommodate your request.

Is it pet friendly? What breeds?

Yes, we are a pet-friendly property (dogs and cats only). Please visit our Pet Policy page for complete details. We have a strict pet leash policy to protect all guests and pets. Pets must be leashed at all times while on property. This is one of the biggest violations we encounter with our guests. As far as breed restrictions, we don’t necessarily have any. Any guest in violation of pet policies will be fined and/or asked to leave, regardless of the pet’s breed.

What happens if I am going to arrive at night?

We offer after-hours arrivals if you are not able to check-in during office hours. When you arrive, you will retrieve the packet with your name and site number located on our office porch. Inside the packet, you will find all information needed for your stay, including keys if needed, property door codes, Wi-Fi login, resort rules, and a property map with directions to your site.

Do you have a pricing sheet on your website?

No, we do not. We offer dynamic pricing which updates in real-time. You can reserve a spot online 24/7, or  by calling (877) 436-5063 .

Can we have visitors while staying on property?

Yes, all visitors must display a parking pass in their vehicle while on site. Extra passes can be requested at the front desk.

Can we have mail delivered to the property if staying for an extended period of time?

Yes, guests can receive mail and packages on site. All mail can be picked up in the office during regular business hours.

Do you offer RV storage?

No, we do not.

Is there an RV age requirement?

We’ll make an exception if you can send a photo of your rig beforehand.

Are you affiliated with Thousand Trails?

Hi! We are not apart of the Thousand Trail’s pass but if you book directly with RVC, we will even to you a 15% discount if you are a member. However, there are certain blackout dates that you cannot use the discount such as holidays.

Accommodations

What kind of RV sites do you have?

We offer both back-in and pull-through big-rig friendly sites.

What are the quiet hours?

Quiet hours are 10 pm – 8 am

Are bed linens included?

Yes, all of our resort cottages come complete with linens and towels.

Do the cottages have kitchens?

Yes, our one-bedroom cottages come with fully equipped kitchens, while the studio cottages come with a kitchenette.

Do your cottages have regular coffee makers or Keurig?

All cottages have regular coffee makers, and a select few owners have also provided a Keurig.

Do you have a dump station?

No, we do not but all of our RV sites come complete with full sewer line hook-ups.

Can I bring up a tent or pop up camper?

No. We are sorry, but additional tents or pop up campers are not allowed on the RV sites.

Do the RV sites have fire rings/picnic tables?

Yes, our RV sites come complete with a picnic table, charcoal grill and fire ring.

Can we use a canopy for our picnic area?

Yes, one canopy cover for the picnic area is allowed per site. Camping tents are not allowed at any time.

Amenities & Activities

When is the pool open?

Our pool is open year-round with the exception of very cold/freezing days (not very common in Florida).

Is the pool heated?

No, the pool is not heated at this time.

Do you offer boat/kayak/golf cart rentals?

Yes, we offer boat, kayak, and canoe rentals. Please call us at (877) 436-5063 to make a reservation in advance of your stay. Additionally, some of the beach vendors in the area offer golf cart rentals and delivery.

Can I bring my own grill?

Yes, guests may bring their own grill.

Do you sell ice?

We do sell ice, $3 per 7 lb. bag. Can be purchased by calling reservations or coming to office.

Do you sell firewood?

Yes, we sell firewood for $8 per bundle which can be purchased by calling reservations or coming to office.

Do you have a dump station?

No, we do not but all of our RV sites come complete with full sewer line hook-ups.

Can I bring my own golf cart?

Yes, guests may bring one golf cart per RV site.

Can you rent golf carts?

We do not have rentals here. There are a few local companies that rent them and will deliver to the property if people are interested.

Can I bring my own boat?

Yes, many guests bring their own boats to enjoy our private boat launch on site. We have parking on a first-come, first-served basis at our boat launch area and limited space in the water at our boat dock.

Do you have boat ramps?

Yes, we have a boat ramp onsite, as well as boat parking and a fish cleaning station.

Can I fish at Live Oak Landing?

Yes you can fish at our resort. Many of our guests like to bring kayaks/canoes as well to fish from. Also, many guests enjoy fishing off our property bank since we are located directly on the river. In Florida, a fishing license is required by Walton County Fish and Wildlife. You can find more information here.

Are there snakes and alligators?

Yes, alligators and snakes are very common in our area, especially around the river’s edge. They should not be approached or fed for any reason. Please use caution when exploring our property, especially with your pets.

Does your property have any walking/hiking trails?

We have a walkway lining the river’s edge from our pool area to the boat launch area.

Where is the closest beach?

The closest beach to our resort is Santa Rosa Beach, FL. It is about a 20-minute drive away.
